SUMMARY:HCD Webinar: Middle Housing/Growing Neighborhoods
DESCRIPTION:Presented by AIA Housing and Development \nRegister \nAcross the country\, zoning and building code reforms are reintroducing denser forms of housing into neighborhoods. Some middle housing infill types\, such as ADUs\, are well known\, but small-scale multiplexes\, or stacked flats\, have greater potential to rejuvenate neighborhoods\, unlock less expensive housing options\, counter the displacement of vulnerable residents\, and lower carbon footprints per capita. Despite their promise\, stacked flat middle housing is more likely to face stiff headwinds from neighbors\, complications with zoning and building code\, and difficulties with financing. \nThe seminar will feature Alex Gauzza\, AIA LEED AP of ISA and Bryan Alcorn\, AIA of David Baker Architects\, discussing how stacked flat middle housing can be a template for integrating new housing opportunities in existing neighborhoods\, at a more efficient scale for development. Stacked flats present opportunities to unlock new housing supply in neighborhoods that have not seen new investment or on sites that would otherwise be overlooked by large multifamily developers due to size or difficulty. The seminar will highlight creative vertical circulation that is often necessary\, such as single stair code reform and multi-story units to achieve viability. \nLearning Objectives\n1. We will delve deeply into the issue of ventilation\, system sizing\, ductwork\, and quality installation\, with a particular emphasis on health\, safety\, and energy savings. \nLearning Objectives\n\nHear about the house working as a system and what to be aware of for healthy We will identify natural\, spot\, and whole-house ventilation\, combustion appliances\, indoor moisture and moisture control\, structural air leakage.\nParticipants will learn that half of the energy used in a home goes to heating and cooling and that making smart decisions about home heating\, ventilating\, and air conditioning (HVAC) systems can have a big effect on health\, comfort\, and utility bills.\nElevated levels of humidity can make cooling equipment work harder\, leading to more costly energy\nLearn about the RI New Construction requirements that requires the air tightness of the building to be measured using a blower door at a test pressure of 50 Pa difference between the interior and exterior of the home\, and that are reported in writing to the appropriate building official having jurisdiction.\nA review of how Rhode Island Energy’s technical support\, rebates and energy incentives will be discussed along with how they can assist with achieving improvements.\n\nHSW Justification\nExcessive moisture and pollutants in a home can threaten your health\, and can lead to mold growth\, ruin insulation\, and even cause structural damage.
